Frequently, assessors may overestimate a property’s value for assessment. This may be due to errors, changes in the local real estate market, out-of-date information, inexperience with a particular type of property, missed exemptions, and other inaccuracies. Further, the value for assessment is not necessarily the same as the market value and understanding the difference between the two is vital.
Successfully appealing the assessment can be an extensive assignment including detailed investigation of the subject property’s: assessment, physical and financial condition, underlying land value, municipal records and equalization, market comparable sales and/or rent data and environmental issues – virtually anything that affects the Value for Assessment. When necessary we team up with a New York State Certified General Real Estate Appraiser and/or Member Appraisal Institute (MAI) to develop qualified appraisals. We routinely represents our clients with Village, Town, and City Assessors, Boards of Assessment Review, and when necessary, in Court.
